Why do I need a Hazard Report?

How much do you really know about your property? Do you know the likelihood of earthquake shaking for the area your property is in? Or how the rock or soil beneath your property will behave should it experience an earthquake? And what about landslides? Even if your property is on the flat it can still be affected by a landslide. Also, there is New Zealand's most common natural hazard (flooding) to consider. Many New Zealand properties are close to streams and rivers or are in areas that can experience flooding in times of heavy rain or extreme weather.

A Hazard Report is not a crystal ball - it won't tell you when events are going to occur, but it will give you a good idea of how likely it is that they might occur. It will also provide some useful strategies to employ before, during and after hazards, should they occur.

What are the risks if I don't get a Hazard Report?

A Hazard Report is not an insurance policy against disaster. But it will allow you to make informed decisions based on sound, scientific, natural hazard information. A Hazard Report may change the way you think about your current property or affect your decision if you're thinking about buying or moving.

How is a Hazard Report different to a property inspection?

A property inspection report generally refers to the state of a building such as the interior and exterior features and natural elements impacting on that building. A Hazard Report tells you about the susceptibility of the total land area that forms part of the property.

How is it different to a LIM Report?

A LIM (Land Information Memorandum) Report provides historical and current information held by the Council on properties, and is usually requested prior to the purchase or sale of a residential or commercial property.

A typical LIM includes building consents, planning restrictions and other valuable information. The amount and type of information included in a LIM Report varies greatly and so does the cost. A LIM Report can take up to ten working days and to apply for one you need to supply an application form, a current copy of the Certificate of Title and the right fee. Contact your local City Council for more information.

Will a Hazard Report help with any building or resource consent issues?

Yes, for properties in the Manukau City District.

No. For other districts in New Zealand, a Hazard Report is not part of the building or resource consent process.

How will a Hazard Report increase the value of my property / development?

When you invest in property, you do so based on all the information available to you at a certain point in time. A Hazard Report will not increase the value of your investment but it may help you make sound investment choices.
